Exterior Surfaces We Wash

House washing covers your home’s exterior wall and cladding surfaces. Driveways, patios, decks, and roofs have their own dedicated cleaning services — and their own methods.

Siding

Vinyl, fiber-cement, aluminum, and wood siding — many siding products need low-pressure cleaning, and some manufacturers specifically discourage power washing.

Stucco & EIFS

Traditional stucco and EIFS/synthetic stucco each get a conservative, material-appropriate approach. Cleaning is not a repair.

Brick, Block & Painted Surfaces

Pressure and cleaner selection depend on the actual masonry, mortar, and coating condition — not just the material name.

Fascia, Soffits & Detail Areas

Fascia, soffits, selected trim, exterior gutter faces, shutters, and garage doors where accessible and compatible with the process.

Professional House Washing

How an exterior should be cleaned depends on the material, existing coating, age, condition, staining, and the manufacturer’s recommendations. Depending on the surface, that can mean low-pressure washing, garden-hose-level rinsing, a compatible cleaning solution, soft brushing, or controlled higher pressure only on suitable surfaces. No single method — soft wash or pressure wash — is right for every home.

Surface-Specific Cleaning

We choose the cleaning method based on the actual exterior material and condition. Some siding manufacturers recommend very low-pressure cleaning and may specifically discourage power washing — so we don’t treat “more pressure” as “more clean.” We avoid unnecessarily high pressure and direct spray methods that could increase the risk of forcing water into siding laps, vents, and gaps. That reduces risk; no honest company can guarantee zero water intrusion.

Vinyl Siding Cleaning

Some vinyl and polymer siding manufacturers discourage power washing because excessive pressure can cause moisture intrusion, damage, or discoloration. We avoid unnecessarily high pressure and clean vinyl using a method appropriate for the material and condition — typically a compatible cleaning solution, low-pressure application and rinse, and a soft brush where appropriate.

Fiber-Cement Siding

Fiber-cement siding is cleaned conservatively per the material and manufacturer guidance — manufacturers such as James Hardie recommend low-pressure cleaning and caution against pressure washing. Hard board doesn’t automatically mean high pressure.

Stucco Cleaning

The right approach for traditional stucco depends on finish condition, cracks, existing paint, age, and staining. Excessive pressure has no place on cracked or deteriorated stucco or failing paint. Obvious damage is noted before washing — and washing doesn’t repair it.

EIFS / Synthetic Stucco

EIFS is not masonry and isn’t cleaned like it. EIFS/synthetic stucco requires a conservative low-pressure approach based on the specific finish and manufacturer requirements — EIFS manufacturers such as Dryvit recommend low-pressure, non-abrasive cleaning. Cracks, impact damage, or failed sealant call for repair, not cleaning.

Painted, Wood & Aluminum Surfaces

Painted surfaces are evaluated first and the method adjusted to reduce stress on the coating — but loose or failing paint can release during any cleaning, and we say so up front. Paint that’s already peeling or heavily chalked is an exterior painting conversation. Wood siding is approached by species, finish, and condition. Aluminum can be cleaned of dirt and buildup, but washing doesn’t restore faded factory coating or oxidized paint.

Brick & Block

Brick and block can sometimes tolerate a different cleaning method than siding, but pressure and cleaner selection still depend on the actual masonry — brick and mortar condition, age, coatings, previous repairs, and staining type. Deteriorated mortar and fragile older masonry don’t get aggressive pressure just because the wall is brick.

Fascia, Soffits, Trim & Detail Areas

Fascia, soffit surfaces, selected trim, exterior gutter faces, shutters, and garage doors can be included where accessible and compatible — without forcing water into attic vents or soffit openings. Washing the outside of gutters isn’t clearing debris from inside them — that’s gutter cleaning. Exterior window frames and sills can be rinsed as part of the wash; streak-free glass belongs to window cleaning.

Cleaning Solutions & Organic Buildup

We use surface-compatible exterior-cleaning solutions, selected for the surface, the contamination, and the landscaping around the work area, and applied per the product label for dilution, dwell time, and rinsing. Appropriate solutions can treat and remove surface organic buildup — algae, mildew, general staining — where compatible with the material. Not every dark streak is “mold,” and house washing is not mold remediation.

Landscaping, Property & Electrical Precautions

We take reasonable precautions around landscaping and adjacent surfaces — pre-wetting vegetation where suitable, controlling where solution goes, rinsing nearby plants, and moving or protecting sensitive items. Exterior outlets, cameras, doorbells, and fixtures don’t get deliberately saturated, and damaged covers get flagged before washing nearby. No process makes electrical components waterproof or guarantees zero plant contact.

Existing Damage Before Washing

We visually review accessible surfaces for obvious conditions that may affect cleaning — loose siding, cracks, peeling paint, failed caulk, open penetrations, broken vents. It’s a practical pre-wash look, not a building-envelope inspection. Problem areas get documented, discussed, and adjusted or excluded. House washing doesn’t repair leaks, siding damage, rot, or stucco cracks.

Coastal Buildup & Cleaning Frequency

Northwest Florida homes see humidity, rainfall, pollen, shade-related organic growth, and coastal salt exposure in some areas. Washing removes surface dirt, pollen, cobwebs, salt residue, and organic buildup — it doesn’t reverse corrosion or bring back pigment lost to UV. There’s no single schedule for every property: frequency depends on the material, manufacturer maintenance guidance, shade, trees, exposure, and how quickly buildup returns.

Access & Combining Exterior Services

Many one- and two-story areas can be cleaned with extension equipment, but access and method are reviewed per property — height, architecture, setbacks, landscaping, and safe reach all matter. Multiple exterior-cleaning services — driveway, deck, roof, and gutter cleaning — can often be scheduled as one project depending on scope and conditions.

House Washing vs. Pressure Washing

House washing covers your home’s exterior wall and cladding surfaces, usually with lower pressure on sensitive siding. Pressure washing suits certain durable surfaces — selected concrete, driveways, patios — depending on condition. Neither method is “better”; different surfaces need different methods.

What Affects the Project Scope

House size, stories, exterior material, access, staining and buildup, surface condition, detail areas, detached structures, shutters and garage doors, any added driveway, deck, roof, or fence cleaning, and landscaping conditions all shape the quote. For an accurate quote, send exterior photos, your address or ZIP code, the number of stories, and the areas you want cleaned. Work outside the agreed scope gets discussed before proceeding.

House Washing FAQ

  • What exterior surfaces can you wash?

We clean many common exterior surfaces including suitable siding, stucco, brick and block, painted surfaces, fascia and soffits, and other compatible materials. The method is selected based on the actual material and condition.

  • Do you pressure wash house siding?

Not automatically. Many siding products require very low-pressure cleaning, and some manufacturers discourage power washing. We select the cleaning method based on the siding material, condition, and manufacturer guidance.

  • Is soft washing safe for vinyl siding?

Vinyl siding is cleaned conservatively using a low-pressure, material-appropriate method. We avoid unnecessarily high pressure because some vinyl siding manufacturers warn that power washing can cause damage or moisture intrusion.

  • Can you clean stucco or EIFS?

Yes, where the surface is suitable. Traditional stucco and EIFS/synthetic stucco can require different cleaning methods. EIFS in particular should be cleaned conservatively at low pressure according to the system and manufacturer requirements.

  • Can house washing remove algae, mildew, pollen, and dirt?

Appropriate cleaning can remove or reduce many types of exterior dirt, pollen, organic buildup, and surface staining. The exact result depends on the material, stain type, age, and condition.

  • How often should I have my house washed?

There is no single schedule for every property. Cleaning frequency depends on the exterior material, manufacturer maintenance guidance, shade, vegetation, coastal exposure, and how quickly buildup returns.

  • How long does house washing take?

Timing depends on house size, stories, exterior material, access, buildup, and the surfaces and services included.

  • What should I send for a house washing quote?

Clear exterior photos, your address or ZIP code, approximate home size if known, the number of stories, the siding or exterior material if known, the areas you want cleaned, photos of heavy buildup or problem areas, and any other exterior-cleaning services you want quoted. Text it to (850) 556-2900.
