Residential Window Cleaning

Standard scope is the glass cleaning in your quote. Screens, tracks, sills, frames, sliding doors, and specialty treatments are options we confirm before the project begins — not silent assumptions.

Exterior & Interior Glass

Exterior-only or interior-and-exterior cleaning, quoted per project — professional solution, squeegee, and detail-towel technique designed to minimize streaks and residue.

Screens, Tracks & Sills

Included where agreed: screens removed and cleaned where they can come out safely, loose debris cleared from tracks, and accessible sills and frames wiped down.

Sliding Doors & Skylights

Sliding glass door panels cleaned like any other glass; accessible skylight glass reviewed when it can be cleaned safely within the project’s access limits.

Specialty & Mineral Deposits

Hard-water spots, salt residue, and post-construction debris are specialty conditions — evaluated separately with methods compatible with the actual glass.

Professional Glass Cleaning

Proper glass-cleaning solution, squeegees, and microfiber detail towels produce a cleaner, more consistent result than a simple wipe-down — that’s the honest version of “streak-free.” Professional technique minimizes streaks and residue; it can’t make scratched, etched, or coating-damaged glass perfect, and we’ll say so when we see it.

Interior vs. Exterior

Exterior cleaning covers the outside glass plus agreed exterior frame and sill wipe-down. Interior-and-exterior covers both sides of the glass with agreed interior detail. You choose the scope — exterior-only is a normal request, and for exterior-only work you often don’t need to be home once access, gates, pets, and scope are confirmed in advance. Interior cleaning is arranged directly with you.

Different Glass Types Need Different Care

Tempered and heat-treated glass, laminated glass, Low-E and reflective coatings, tinted glass, insulated units, and aftermarket film don’t all tolerate the same chemicals or techniques — glass-industry guidance warns that architectural glass can be permanently damaged by improper cleaning. Routine cleaning suits most panes; specialty, coated, filmed, or heat-treated glass is reviewed before any non-routine method. Mechanical scraping is not part of routine glass cleaning. Tell us if your windows have film, tint, or specialty coatings.

Hard Water Spots & Mineral Deposits

Mineral staining ranges from light surface deposits to severe, long-standing buildup that has etched the glass. Light to moderate deposits may respond to a compatible specialty treatment; etched glass is permanently altered, and no cleaning restores it — so complete removal can’t be guaranteed, and heavy mineral work is a separate scope from routine cleaning, not something bundled silently into a standard visit. Specialty deposits are treated only with a method compatible with the actual glass and its condition — never a default abrasive.

Salt Film & Coastal Residue

Coastal-area windows collect salt residue, pollen, and airborne grime — ordinary buildup that normal or specialty cleaning can usually remove depending on severity. Not every cloudy pane is salt, though, which is why we look before we treat.

Screens

Screens are removed and cleaned where included and where they can be safely removed without damaging the screen or frame — old screens can be brittle, torn, painted in, or stuck, and cleaning won’t make a worn screen new. Window cleaning doesn’t include rescreening or frame repair; damaged screens can be discussed separately.

Tracks, Frames & Sills

Track cleaning removes loose dirt, insects, and accessible buildup, and can improve movement where debris causes resistance — but it is not a substitute for window hardware repair. Rollers, locks, balance systems, bent tracks, and failed seals are repair items, not cleaning items. Accessible frames and sills are wiped as included in the selected scope; cleaning doesn’t restore oxidized aluminum, faded vinyl, or deteriorated caulk.

Sliding Glass Doors & Skylights

Sliding glass door panels are cleaned like any other glass, with accessible track debris removed where agreed — alignment, rollers, and locks belong to repair. Accessible skylight glass may be reviewed when it can be cleaned safely within the project’s access and equipment limits; window cleaning doesn’t include roof walking or steep-roof access.

High & Second-Story Windows

Many second-story windows can be cleaned using appropriate extension or access equipment, depending on height, grade, obstacles, and site conditions. Not every window at every height is accessible — that gets confirmed during the quote, not discovered mid-project.

Post-Construction Window Cleanup

Paint overspray, drywall and stucco residue, mortar, adhesives, and labels are not routine dirt — they raise real scratch risk, especially on tempered and coated glass. Post-construction glass cleanup is evaluated separately because construction debris and specialty glass can require different procedures than routine window cleaning: the glass type is considered first, the least aggressive compatible method comes first, and nobody should promise “scratch-free” on gritty construction glass.

Foggy, Scratched & Damaged Glass

If haze or condensation sits between the panes, cleaning the surfaces won’t remove it — that’s a failed insulated-glass seal, which calls for window or glass repair, not cleaning. Existing scratches remain visible after cleaning, and cleaning doesn’t fix chips, cracks, damaged Low-E coatings, or damaged film. When a pane has a condition cleaning won’t correct, we explain that before or during the project.

Property Protection

Inside, we protect nearby floors and sills, control cleaning water, and keep cleaner away from electronics and furnishings — moving fragile items out of the window area beforehand helps. Outside, products and methods are chosen to be compatible with frames, siding, landscaping, and adjacent finishes. Reasonable care, honestly stated — not a zero-droplet guarantee.

How Often Should Windows Be Cleaned?

There’s no fixed schedule — frequency depends on coastal exposure, pollen, sprinkler overspray, trees, screens, interior use, and how clean you like the glass. Clean as needed based on buildup; recurring service may be available for customers who prefer scheduled maintenance.

Window Cleaning vs. House Washing & Pressure Washing

Window cleaning is detailed glass work with glass-specific methods. House washing cleans siding and exterior building surfaces — its rinse is not professional window cleaning, and window cleaning doesn’t include the siding. Window glass is never treated as just another pressure-washing surface.

What Affects the Project Scope

Window count, size and configuration, interior vs. exterior, number of stories, access, screens, tracks, sills and frames, sliding glass doors, mineral or hard-water staining, post-construction residue, specialty or coated glass, and unusually high or hard-to-reach windows all shape the quote. For an accurate quote, send photos of the home and windows, an approximate window count, the number of stories, and whether you want exterior-only or interior-and-exterior cleaning. Any specialty work identified beyond the agreed cleaning gets discussed before proceeding.

Window Cleaning FAQ

  • Do you clean both the inside and outside of windows?

Yes. Exterior-only and interior-and-exterior window cleaning can be quoted depending on the project.

  • Are screens and tracks included?

Screens, tracks, sills, and frames can be included depending on the selected service scope. We confirm what is included before the project begins.

  • Can you remove hard-water spots?

Light to moderate mineral deposits may respond to specialty treatment. Heavy or long-standing deposits can permanently etch the glass, so complete removal cannot be guaranteed.

  • Can you clean tempered, Low-E, tinted, or coated glass?

Yes — routine cleaning can often be performed on many specialty glass products, but non-routine methods such as scraping, abrasive treatment, or strong mineral-removal products require additional care. The cleaning method should be compatible with the actual glass and coating.

  • Do you provide post-construction window cleaning?

Yes, but post-construction cleanup is a separate specialty scope because paint, mortar, adhesives, and construction debris can create additional glass-damage risks. The glass and contamination should be evaluated before using any non-routine removal method.

  • Do I need to be home?

For exterior-only work, the customer often does not need to be present once access and scope are confirmed. Interior cleaning requires arranged interior access.

  • How often should windows be cleaned?

There is no fixed schedule for every property. Frequency depends on coastal exposure, pollen, sprinkler overspray, trees, screens, interior use, and how clean you prefer to keep the glass.

  • What should I send for a window cleaning quote?

Photos of the home and windows, an approximate window count, the number of stories, whether you want exterior-only or interior-and-exterior cleaning, whether screens and tracks are included, any sliding glass doors, photos of mineral or hard-water staining, any specialty or post-construction conditions, and your address or ZIP code. Text it to (850) 556-2900.
